How it works

Korean mortgage limits are set by whichever is lower: the property-value cap (LTV) or the income-based cap (DSR). This tool computes both and shows which one binds. The DSR-based figure applies roughly 16.5x to your allowed annual payment (assuming a 4.5% / 30-year equal-installment loan). Banks will use different multiples depending on actual rate, term, and repayment structure.

FAQ

Q. What's the difference between DTI and DSR?

A. DTI counts mortgage principal+interest plus other loans' interest only. DSR is stricter — it counts principal and interest on ALL debts.

Q. Does the LTV cap vary by region?

A. Yes — designated speculative zones and your homeownership status change the government-set LTV cap. Always check the latest regulations.
