How it works
The most important number when taking out a loan is your fixed monthly outgo. This calculator uses Korea's standard equal-installment method, where you pay the same amount (principal + interest) every month for the life of the loan. Enter the term in months, not years (30 years = 360). Use the bank's final annual rate, including any add-on margin.
FAQ
Q. Does this include early repayment fees?
A. No — this shows the pure principal-and-interest schedule. If you plan to repay early, check your bank's fee (typically around 1.2%) separately.
Q. Should I choose a variable or fixed rate?
A. There's no universal answer, but try simulating what happens to your payment if rates rise 1–2 points before committing.
Q. How is my borrowing limit determined?
A. Government caps like LTV and DSR apply. Check your limit based on income and collateral value first.
